Development Management

As Development Managers at Chapman’s Bay Estate, Percipient Property Solutions has actively and strategically overseen the high level aspects of the development, since its involvement in the project at the beginning of 2014. The development management team at Percipient Property Solutions has played, and continues to fulfill, its pivotal role in successfully implementing the following high level aspects of the project during its Design, Marketing and Construction Phases:

  • Formation of The Chapman’s Bay Development Trust, including compiling and finalising the Development Trust Joint Venture Agreement
  • Development feasibility and detailed design planning for delivery of the end-product to the high-end residential market within the Southern Peninsula of Cape Town
  • Investigating, originating and pricing a mix of residential opportunities appropriate to the market within the Southern Peninsula of Cape Town
  • Planning, coordinating and implementing the development Marketing Launch to the Cape Town residential market in June 2014
  • Managing the pricing and sales strategy for the scheme ensuring its effective rollout through the appointment and oversight of an experienced and dedicated sales team – reaching 85% sell out of all 7 Phases since launching to market
  • Ensuring compliance of all Legal, Sales and Marketing documentation with all relevant Provincial and National legislation including, inter alia, the relevant planning and environmental legislation particular to this sensitive development
  • Appointing a full Professional Team, including Conveyancing Attorneys, Consulting Engineers, Project Architects, Civil & Electrical Contractors and a Local Building Contractor

Project Management

On a project of this nature, the role of project management is critical to its success and viability. Percipient Property Solutions’ project management team has fulfilled and continues to manage the following detailed aspects of this development:

  • Co-ordinating the detailed design for the Estate, involving the disciplines of environmental planning, town planning, architecture, civil design and landscape architecture
  • Liaising with the Project Architect, Consulting Engineers, Land Surveyor and Landscape Architect to ensure the project design remains on track and to iron out the complex coordination issues that require attention
  • Dealing with planning issues, specifically related to the environmental and planning sensitivity of the site and detailed Civil Engineering and Architectural design requirements
  • Drafting, managing and reviewing the project budget, ensuring that all capital expenditure remains within budget
  • Monitoring the project’s cash flow and signing off on all disbursements to Professionals, Contractors and third parties
  • Appointing and managing the Civil, Electrical and Building Contractors for the Construction Phase of the project, ensuring that the project programme remains on time, in budget and delivered to a fully professional and compliant standard
