Development Management

Percipient Property Solutions has played an instrumental role in the successful development management of Kelderhof Country Village, since assuming this role in August 2010. In this time, Percipient Property Solutions has undertaken, fulfilled and continues to manage the following high level aspects of this development, to the value of approximately R130 million, ensuring that Kelderhof Country Village consistently delivers a high quality product that meets the expectations of the market and end user, whilst achieving a balance between shareholders' return and risk:

  • Development feasibility and long-term planning for delivery of the end-product to the market within the Helderberg basin
  • Obtaining sub-division and planning approval for new Row House products, and reconfiguration of certain plots to increase their viability
  • Ensured compliance of all Legal, Sales and Marketing documentation with the Consumer Protection Act
  • Successfully arranged development finance for the development, including a R26 million Facility to fund construction of the Turnkey Home product
  • Appointed a full Professional Team, including Resident Marketing Agents, Project Architects and experienced Building Contractors
  • Investigating, originating and delivering the appropriate marketing mix ensuring that Kelderhof sales comprise approximately 10% of all single residential sales within the Helderberg basin
  • Managing the PR for the development through the correct market segment, together with constant input from the Professional Team

Project Management

In addition to its Development Management role at Kelderhof Country Village, Percipient Property Solutions plays a key role in the detailed Project Management of the development and the Estate, which it assumed in August 2010. This comprises a day to day operational management approach to Kelderhof, dealing with the following:

  • Co-ordinating the detailed design for over 250 Turnkey Home designs, including the disciplines of town planning, architecture and landscape architecture
  • Liaising with the Professional Team, Estate Manager and all Contractors on site, co-ordinating weekly site meetings to ensure the project remains on track and to iron out any issues that require attention
  • Drafting, managing and reviewing the project budget, ensuring that all capital expenditure remains within budget
  • Monitoring Kelderhof’s cash flow and signing off on all disbursements to Contractors and third parties
  • Dealing with planning issues and chairing the Kelderhof Country Village Design Review Committee
  • Successfully ensuring that the quality of finishes on the Turnkey Home products meets the high standard, as marketed to end-buyers, up to the point where the property is transferred to the buyer
