Development Management

As Development Managers on Klein Welgemeend, Percipient Property Solutions has actively and strategically overseen all high level aspects of the project, since its inception in 2008. Since launching the development to market in February 2013, the Percipient Property Solutions management team has successfully continued this role as the project transitioned from the Planning Phase into the Design, Marketing and Construction Phases, successfully implementing the following high level aspects:

  • Development feasibility and long-term planning for delivery of the end-product to the high-end residential market within the Southern Suburbs of Cape Town
  • Obtaining heritage, environmental and sub-division approval for the scheme, and resolving numerous objections to the development of the project
  • Ensuring compliance of all Legal, Sales and Marketing documentation with the Consumer Protection Act
  • Appointing a full Professional Team, including Heritage Consultants, Legal Advisors, Engineers, Project Architects, and a Local Building Contractor
  • Investigating, originating and pricing a mix of residential opportunities appropriate to the market within the Southern Suburbs of Cape Town
  • Managing the PR for the development through the correct market segment, together with constant input from the Professional Team
  • Managing the pricing and sales strategy for the scheme ensuring its effective rollout through the appointment and oversight of an experienced and dedicated sales team – reaching 100% sell out of the development

Project Management

On a project of this nature, the role of project management is critical to its success and viability. Percipient Property Solutions’s project management team has fulfilled and continues to manage the following detailed aspects of this development:

  • Co-ordinating the detailed design for the Estate, involving the disciplines of heritage planning, environmental planning, town planning, architecture, civil design and landscape architecture
  • Liaising with the Project Architect, Engineers, Land Surveyor and Landscape Architect to ensure the project design remains on track and to iron out the complex issues that require attention
  • Dealing with planning issues, specifically related to specialist Heritage requirements and detailed Civil and Architectural design requirements
  • Drafting, managing and reviewing the project budget, ensuring that all capital expenditure remains within budget
  • Monitoring the project’s cash flow and signing off on all disbursements to Professionals, Contractors and third parties
  • Appointing and managing the Civil, Electrical and Building Contractors for the Construction Phase of the project, ensuring that the project programme remains on time, in budget and delivered to a fully professional and compliant standard
