Offering 441 secure storage units, in 3 standard storage unit sizes of 16m², 18m² and 32m², That Storage Place is perfectly suited for both personal and business storage needs. In addition, the facility offers 54 Covered Parking Bays and 15 Un-covered Parking Bays for storage of vehicles, boats, caravans and trailers.

Development Management

Since acquiring the property in 2008 with existing rights for 441 storage units and 69 parking bays, Percipient Property Solutions’ Development Management team has seen this project through from Design Phase to Construction Phase to a successful reality as an Operating Facility. The team has closely managed the following aspects of the project, which have contributed to the success of this project valued on completion at approximately R30 million:

  • Development feasibility and long-term planning for delivery of self-storage units to the personal and business markets within the Paarl and Winelands areas
  • Obtaining Approval for Civil, Electrical and Building plans for the facility, in keeping with the requirements of the environmental approvals granted
  • Ensured compliance of all Legal, Sales and Marketing documentation with the Consumer Protection Act
  • Successfully arranging finance for the project to fund construction of the facility at R17 million
  • Appointing a full Professional Team, including Project Engineers, Architect and QS
  • Adjudicating a full tender process resulting in the appointment of Remey Construction to construct the facility over a 12 month construction phase
  • Investigating, originating and delivering the appropriate storage unit size mix ensuring that the uptake of storage unit and parking bay rentals was in line with the occupancy projections for the facility
  • Managing the PR for the development through the correct market segment, together with constant input from the Professional Team

Project Management

Critical to a project the nature of That Storage Place, is an experienced, professional and hands-on Project Management team, which Percipient Property Solutions brought in to complement its development management role on the project. Whilst co-ordination of the R17 million construction phase of the facility was a vital role played by Percipient Property Solutions in this regard, it was accompanied by a number of other key detailed management functions, including, inter alia:

  • Co-ordinating the detailed design for 441 self storage units, 69 parking bays and associated services, including the disciplines of engineering, town planning, architecture and landscape architecture
  • Liaising with the Professional Team and Remey Construction on site, co-ordinating fortnightly site meetings to ensure the project remained on track and to iron out any issues that required attention
  • Drafting, managing and reviewing the project budget, ensuring that all capital expenditure remained within budget
  • Monitoring the project cash flow during the Design and Construction phases and signing off on all disbursements to Contractors and third parties
  • Dealing with planning issues as, and when, they arose, including a number of complexities surrounding the design, position and requirements for bulk services to the property
  • Successfully ensuring that the quality of finishes of the facility met the high standard, as marketed to potential clients
